Proposed Development
The proposals offer an ideal opportunity to deliver a high-quality, attractive and well-integrated new development, which forms a natural and logical infill within Hockley Heath.

At this stage of the design process, St Philips’ proposals would deliver 23 dwellings, of which 50% would be affordable, comprising a range of types and sizes, together with open space, supporting infrastructure, Sustainable urban Drainage Systems and biodiversity enhancements. It is envisaged that the affordable housing will comprise 2 maisonettes, 4 2-bed properties and 6 3-bed properties, and the market housing will comprise 2 2-bed houses, 5 3-bed houses and 4 4+ bed properties. The currently proposed layout is shown below.
In terms of design, the current development proposals would seek to deliver:

Housing is designed with regard to the local vernacular, reflecting the general character and materials of the surrounding area.

Sustainable urban drainage systems, to include the formation of an attenuation pond to improve the water quality discharged from the site.

Tree planting and green infrastructure through the main streets of the development to add to the character and quality of the scheme.

The retention of existing landscape features where possible, alongside the provision of new planting, to create a landscape buffer along the western edge of the site, along with a network of connected open spaces within the site.
